Thailand: Krabi Tourism Playing the Sandbox Waiting Game

KRABI, THAILAND – One of Thailand’s most idyllic and naturally blessed resort destinations, Krabi, is quietly waiting in the wings to follow Phuket into the tourism sandbox. As the Thai resort island set’s its sights on the first of July reopening to international travelers, its Andaman neighbor is aiming to plot their own distinct course in a chaotically, frenetic marketplace.
 
Unlike the Southern Thai resort markets of Phuket, Khao Lak, and Koh Samui which are highly foreign dependent, nearly half of the tourists staying in Krabi in the pre-Covid year of 2019 were domestic. This more balanced, segmented trend according to hospitality consulting group C9 Hotelworks’ newly released Krabi Hotel Market Update was also in evidence last year, where despite the pandemic the province’s gateway airport trafficked over one million passengers.
 
According to STR’s Area Director of Asia Pacific Jesper Palmqvist, “Krabi capitalized the most of any Thai market during the extended long weekend over Songkran in mid-April, peaking at just over 80% occupancy on Sunday 11th April, well above that of other islands like Koh Samui and Phuket, that also saw an increase over the holidays.  Amidst the gloom and doom of low domestic demand, vaccine conversations, and no international tourism – there is perhaps some solace in the fact that pent-up demand is alive and kicking for pandemic weary travelers looking for open spaces.”

Echoing the sentiment of many Krabi hotel owners and tourism operators, C9’s Managing Director Bill Barnett points out “the industry is looking back at 2019 as a gauge of looking towards the future. That year Krabi hosted over four million guests at tourism establishments. Mainland China was the largest single international source market representing 14%, followed by Europe which was highlighted by the UK, Germany, and France.”
 
With the Sandbox effect expected later this year, will the trend continue or shift? Seasonal trading remains high and the core legacy market of Northern European snowbirds is expected to return in late 2021 and early 2022. No area in Krabi is this more apparent than Koh Lanta where long-stay Scandinavian families even set up winter schools for their children on the island.

Thailand: S Hotels & Resorts Books THB 182 million From Divestment of UK hotels, in line with Portfolio Enhancement Strategy

BANGKOK, THAILAND – S Hotels and Resorts Public Company Limited (SET: SHR), the flagship hospitality arm of Singha Estate PCL (SET: S), has disclosed its intention to divest a selection of its underperforming hotel assets in the United Kingdom, as part of its strategy to optimise its UK portfolio and maximise returns.
 
The company announced today that it intends to enter into a sale agreement for the 73-key Mercure Newbury Elcot Park. S Hotels & Resorts in the amount of GBP 4.25 million (equivalent to THB 182 million). In addition, the company is also considering to dispose up to five other UK hotels in the portfolio which have been identified as non-core assets. Proceed from sales will be used to reinvest in the renovation of core hotel assets in the portfolio to lift up the product and potentially enhance their profitability.
 
Mr. Dirk De Cuyper, Chief Executive Officer of S Hotels & Resorts, revealed that the transaction forms part of the company’s portfolio enhancement strategy comprises three elements:

  1. Asset enhancement: the company is evaluating to put capex to renovate core hotel assets – the asset that provides consistently solid performance and could generate higher EBITDA with proper enhancement program.  These enhancements will boost the hotels’ competitive advantage and extend the profitability of those properties.
  2. Asset disposal: the company intends to dispose of some assets that have limitation on profit generation, but potentially can be sold at market price. The company targets the sale of 4-6 hotels which fall under these criteria and is currently in negotiations for potential buyers. The transactions are expected to be completed in 2021-2022.
  3. Assets optimization: 60% of the portfolio is fallen into this category. We would seek further opportunities to enhance the efficiency of this group to allow the asset to become a core asset e.g. conversion of leasehold to freehold assets.

“Strategically, we believe the optimal number of hotels in this portfolio should be around 20-21 hotels and in the medium to long run we wish to uplift the EBITDA performance of this portfolio back to the peak level of GBP 18 million (THB 720 million equivalent).

“This is a part of our strategic direction to focus on maximising our portfolio returns and creating value for the company and its investors.” Mr. De Cuyper commented.

In February 2021, S Hotels & Resorts invested THB 560 million to purchase additional 50% stakes in 26 of its 29 UK hotels, raising its total ownership of these properties to 100%. This marked a significant commitment to the UK, reflecting the company’s confidence in the future of the country’s hospitality sector. S Hotels & Resorts believes that ongoing international travel restrictions and the UK’s successful vaccination programme will drive domestic tourism demand in 2021, followed by the recovery of inter-regional travel from 2022.

China: Dusit International signs to manage its 11th resort in China, plans to open three more before the end of the year

Thailand: Côte offers an escapade to a dreamy lunch break

BANGKOK, THAILAND – Côte by Mauro Colagreco, Capella Bangkok’s fine dining restaurant embodying the coastal cuisines from the French and Italian Riviera, invites you to experience its new Escapade lunch menu. Available exclusively during lunch service every Wednesday to Sunday from 12:00 PM to 2:00 PM, the Escapade menu comprises four courses priced at THB 1,500 per person. And at an additional THB 700 for two glasses and THB 1,150 for three glasses of wine, Côte’s sommelier’s selection will elevate the gastronomic experience (subject to 17% VAT and service charge).

The Escapade menu is imagined and executed by Chef Davide Garavaglia, whose culinary artistry is shaped by years of experience working alongside three Michelin-starred Chef Mauro Colagreco.

Your culinary journey commences with complimentary amuse bouches – such as the chef’s innovative shitake macaron with black pudding terrine filling, a playful take on a British speciality with a complex flavour profile of tart green apple and creamy black pudding.

The journey continues with Cold Ratatouille with fresh sardines and basil vinaigrette. A stew of Taggiasca Olives and confit tomatoes, ratatouille has always been enjoyed as a staple side dish to meat- and fish-centered main courses. Abiding to the restaurant’s philosophy, this Provencal classic has now been transformed into a fresh and light starter wherein the ingredients are allowed to shine.

This is followed by Côte’s signature Slow cooked egg with swiss chard and parmesan cream. Known as “the perfect egg”, the star of this dish is bathed in 64°C water for 45 minutes. The slight nuttiness of the parmesan cream plays up the velvety consistency of the yolk and the swiss chard adds a subtle crunch and vegetal aroma. Served with Mauro Colagreco’s signature ginger-infused bread, it’s a divine twist on the classic eggs and soldiers.

For mains, choose between the “Iberico” pork rack, parsnip puree, and chanterelles mushroom or Monkfish, broccoli and yuzu. Dressed with a sauce from pork jus and banana vinaigrette, the pork is deeply flavourful and succulent, while silky parsnip purée and chanterelles add a tantalizing texture to the dish. Pescetarians will relish the equally flavourful monkfish, a mildly sweet deep-sea delicacy dressed with an umami-rich sauce of anchovies and cream.

The cheese trolley always turns heads when it makes an entrance. At an additional THB 300, let Côte’s tableside cheese selection transport you to an authentic fromagerie with everything from mild-flavoured Italian goat cheeses to French Roqueforts.

Cool down with our sorbet-centric dessert options. The Mascarpone, ‘shiso’ sorbet and strawberry comprises refreshing shiso sorbet and strawberry gelé served atop luscious mascarpone and fresh strawberries. Or opt for the White chocolate and pineapple sorbet, a milky, rich concoction punctuated by the vibrant aroma of fresh pineapple.
